Today the trend is to “right-size” sooner than our parents did.  People are not waiting for retirement but are getting rid of their big mortgages and housework once the kids have moved on so they can save more and enjoy more time with family and friends now.  The Good news is the Triangle region offers a variety of active lifestyle choices including three larger resort style communities as well as a number of smaller communities, all featuring low maintenance and primarily 1st floor homes  This is a sampling of some of my favorite communities and what’s happening with each.

 

  • Carolina Arbors; located in the Brier Creek area of Raleigh Durham, (from the low $300’s to upper $600’s).  This is the newest Del Webb community and will feature about 1250 low maintenance homes ranging from 1200 sq feet to over 3000 sq ft.  There are loft options on all the plans and some plans allow for walk-put basements.  The 34,000 sq foot clubhouse which opens late fall 2015 will be the center of resort style living with extensive fitness and activity options.  It will feature an indoor and outdoor salt water pool, tennis, pickleball and bocce ball courts and many more outdoor areas to have fun and relax.  Although the first homes were sold just two short years ago, the community is close to half sold out.  If you are interested in the Carolina Arbors contact me now so you don’t miss your opportunity to be a part of this highly sought after neighborhood!

 

  • Creekside at Bethpage; is also located in the Brier Creek area of Raleigh Durham off of Page Road.  (from the mid-$200’s to the low $400’s)   This is the Triangle’s newest Active Adult community and features a variety of home types designed specifically for the Carolinas.  These low maintenance homes offer a lot of flexibility in floorplans, finishes patio and porch options.  They also allow for an optional loft of basement living space.  The community will open its 14000 sq foot amenity center summer of 2016 which will offer residents an outdoor pool, patio areas, tennis, pickleball and bocce ball courts.  The neighborhood features tree lined streets and rolling hills, pocket parks and extensive trails and sidewalks for walking.  There will be 650 homes upon completion.  AV homes is the builder and is an experience Active Adult community designer and builder in AZ and FL.  We are excited they are now expanding to the Raleigh Area!

 

  • The Courtyards at O’Kelly Chapel; located in NW Cary off O’Kelly Chapel Road.  (from the mid-$300’s to the upper $400’s). This is a 92 home community featuring maintenance free homes built around the concept of incorporating the view of the outdoors into your home.  It is designed around a private courtyard which can be seen from all of the main living areas.  Homes range from 1500 sq ft up to 3000 and each plans allows a loft option to be built.  Epcon, an experience builder in the mid-west has recently expanded to the Raleigh area with several locations.  Many of the nicest features are included in the price of the home including the stone front, hardwood floors, stainless appliances and granite counters.  The community will feature a resort style clubhouse, fitness room, patios and outdoor gathering areas.  It is located just adjacent to the American Tobacco Trail which is an area favorite for cyclist, runners and walkers.  The community has been very well received by right-sizers looking for friendly neighbors and an easier lifestyle.

 

  • Carolina Preserve; located in West Cary is also a Del Webb community. (from the mid- $200’s to the low $500’s)  The Carolina Preserve was built out in 2013 and is now a resale community.  Similar to the Arbors it features an outstanding 34,000 sq ft clubhouse with a full health club and indoor and outdoor pools.  There are 1300 homes in the Preserve, with extensive sidewalks, trails and pocket parks.  This is now a completely resale community and homes continue to be in demand.  In the current market there are never more than a few homes listed and they sell very quickly.  It takes working with a connected agent to ensure you are first to know about the right house for you when it becomes listed!

 

  • Heritage Pines; this 300 home community is Cary’s most established community located in more central Cary. (from the Mid-$200’s to the mid $300’s)  It features single family homes and attached villas situated among trails, ponds and established landscaping.  It features a large clubhouse with outdoor pool, patios, tennis and bocce ball.  The clubhouse offers year round events and clubs which residents enjoy as they share their interests and develop new ones.  It is located near some of Cary’s best restaurants, shops and services and within walking distance to the West Cary Library.  The community was completed in 2007 and is now resale community. Homes list and sell quickly since it is such a desirable place, often within less than a week.

 

It pays to work with an experienced and objective real estate agent when you are considering right sizing your home.  Onsite agents in new communities are helpful and knowledgeable about their homes, but please remember they are representing the builder, not you, the buyer.  I’d be glad to help you find the right community and navigate the buying process for you so your next adventure is a smart move!
